SPECIFICATIONS
1.- COVER

The sloping covers, will have an slope of 30 %, and will be not passable. They will be of girders of laminated wood and panels of the type " Thermo chip ". The superior finished will be with tile and the finished on the perimeter with copper plate.

2.- CLOSINGS

The closings of the front will be of double wall of work of factory, with internal isolation of polyethylene. The exterior will be of perforated brick (“gero”) of 14 cm, and the interior partitions of 7 cm.

The interior not structural divisions will be with partitions of bricks “supermahón” of 7cm of thickness.

3.- COATINGS

The interior flat roofs, they will be plastered, with finished of plastic painting dull smooth.

The interior sloping roofs will be of varnished wood.

The interior walls of the garage will be mortered, with finished of plastic painting dull smooth.

The humid zones walls (baths and kitchens) will be tiled with ceramic pieces (in case of sloping roof, the tile will go up to the height of the box of blinds, and mortered with ended swirled of quality and painted even up) (in case of flat roof, the tiles will go even up).

The walls of the rest of pieces will be plastered, with finished of plastic painting dull smooth.

The exterior walls will take a finished cocktail of seen face and mortered with ended swirled and painted with colors similar to the existing ones in the houses of the same builder of the urbanization Golf Girona, to deciding for the Facultative Direction (DF).

4.- PAVEMENTS

Exterior:

The terraces, the house principal access, and the house perimeter in a meter band of width, will be paved with ceramic sandstone, of types “Teide” or similar.

Interior:

In the garage, kitchen, washer, baths, and wash-basin, will be paved with ceramic sandstone, types “Teide“ or similar.

In the rest of the pieces of the housing, will be place floating parquet of oak.

Will be place little ceramic pieces, of the same material of the pavement, in the partitions base perimeter, except in those rooms where the wall takes tiles.

6.- CARPENTRY

The interior doors will be of wood, of the type “Block” with rubber. The hinges and grips will be chromium platings, of category it works top level. The interior doors of the dining room, and the sliding panels, will be with dull glasses to the acid.

The cupboards doors on its exterior part will be equal to the interior doors of the housing, and within lined of melamine. The hinges and handles will be chromium platings, of category of top work.

The principal exterior door will be of wood, with exterior handle of unoxidizable dull steel, interior grips, hinges and lock chromium platings dully.

The exterior doors, balcony, and windows will be of wood to varnish. The balcony will be of fixed parts and vertical beating parts, with opening towards the interior. The hinges and grips will be chromium platings, of similar quality to the interior doors. The glasses will be of types “Climalit”, with double layer and air camera (6+4+6).

All the whole exterior carpentry will take aluminium coiled blinds, of green color. The small openings will have hand operated mechanism, while the big ones were taking an electrical mechanism of action.

7.- SANITARY, MACHINES, AND FURNITURE

The kitchen sink will be of two bosoms of unoxidizable steel. The kitchen installation will go with plate vitroceramics or gas. The extractor bell of smokes will be of unoxidizable steel, of 80 cm thickness.

The kitchen furniture will be of wood. There will be a tower with oven and microwave. Under the zone of boiling there will be big booths. The rest of modules of the kitchen will be cupboards with intermediate shelves.

In the kitchen the installation will be left to place a dishwasher. In the pantry or washer of the house, the installation will be left to be able to place a washer - wringer, and a washer.

The kitchen will not include any domestic appliance with the exception of the extractor bell.

8.- OUTLETS

The tracing of the outlets will be as simple as possible to obtain the best normal traffic for gravity. In the houses that they remain placed under the level of outlet of the net, it will be provided with a pumping system. The conduits will be of PVC, polypropylene and glass fiber reinforced.

9.- PLUMBING

It will be connected to the general net, and the pipes will be of polyethylene.

The warm water will be obtained with the gas boiler.

10.- ELECTRICITY

The mechanisms will be of the mark “EUNEA”, model “UNICA”, with ivory or similar color.

In the different rooms there will be the switches, plugs, points of light, and other mechanisms, such and as indicates the project planes. They will install telephone and TV connections in the living room, the dining room, the kitchen, and the rooms.

11.- GASES

The supply will be of natural gas or of propane gas, depending on the availability of provisioning. The pipes will be of polyethylene.

12.- HEATING

The heating will be for circuit of warm water, provident of the gas boiler and will pass for the aluminium radiators distributed by the different points of the house, as indicates the project.

13.- TELEPHONY, TV, TELECOMMUNICATIONS

They will made the preinstallation, with two pipes outsiding (one for the antenna’s cable, and the other for the electrical) next to the chimney.

IT NOTICES: The antenna or parabolic, will be optionals, and will be paid in addition. In case of establishing, the antenna will be placed in a good signal zone, and the installer will decide the best position, but the location will prevail of placing it in the cover.

14.- SWIMMING POOL

The swimming pool does not exist in the project. In the planes only appears the possible location.

If it is wished, a specific project must be realized, and it will be paid in addition.

15.- CHIMNEYS / FIREPLACES

The chimneys will be of work of factory, with ended of seen face or mortered, as the planes mark. The coronation will be of steel sheet doubled in angle.

The chimney will be mades, prepared to connect to the fireplace, but of origin one will not place any home(fireplace). It will be optional and it will be paid in addition.

The barbecues will be left without elements in the interior, placing an iron door. The interior elements will be optional and will be paid in addition.

16.- BREASTWORKS

The window breastworks will be ceramic.

17.- STAIRS AND RAILINGS

They exterior stairs will be of ceramic non-slipping sandstone, and the railing will be metallic.

The interior stairs will be of steps of oak, or marble, or granite (as it specifies the project), and the railing will take a banister of empty round pipe of unoxidizable steel and 4 unoxidizable steel cables.

18.- EXTERIOR FENCE

The parcel will be closed on the part of the street with a stone wall of 60 cm of high place.

The wings and back of the parcel will be closed with a metallic mesh of 1,5m of height, green color.

19.- GARAGE DOOR

The garage door will be metallic, and painting with green color, with electrically and remotely controled.

20.- AUTOMATIC DOORMAN

One will place an intercom to open the peatonal access door for the housing, with intercom system (only voice).

21.- GARDEN

The parcel not paved or occupied by the construction, will be made clean of rubbles and without realizing the garden. There will be left a preinstallation (with an electrical capture, one of water, and an outlet) to be able to construct the garden later.

IT NOTICES: The gardening is not included, is optional and it will be paid in addition.

ALL THE ITEMS NOT INCLUDED IN THESE SPECIFICATIONS ONE WILL ATTEND TO THE PROJECT, OR TO THE FINISHED ONES AND TO THIS TYPE QUALITY HOUSE.

IN CASE OF NOT BEING DEFINED IN THE PROJECT, THE FINAL DECISION ON THE SUITABILITY OF MATERIALS FINISHED WILL BE ACCORDING TO THE FACULTATIVE DIRECTION CRITERION.

THE PROMOTER IS RESERVED THE STRARIGHT TO BE ABLE MODIFY ANYONE OF THE FINISHEDS HERE DETAILED, OR ANY STRUCTURAL CHANGE, ALWAYS AND WHEN IT DOES NOT REPRESENT A DECREASE OF THE QUALITY OF THE FINISHED ONES NOT OF THE SAFETY OF THE WORK.

(*) THE CLIENTS WILL BE ABLE TO CHOOSE ON THE SCALE THAT OFFERS THE PROMOTER, ALWAYS CONSIDERING THE CURRENT STATE OF THE WORK. ANY ELECTION DIFFERENT FROM THE OFFERED SCALE, WILL HAVE TO BE VALUED; AND IF IT REPRESENTS AN AFTERCOST A BUDGET WILL BE DONE FOR THE CLIENT IN ORDER THAT IT IS ACCEPTED.
